Situated on the edge of the historic district, The Helmsman is a boutique-style luxury apartment community near the Savannah College of An and Design {SCAD}. This community features contemporary architecture with clean lines and a combination of materials and colors, including a mix of grey and beige tones and sections of light-colored panels that add visual interest and break up the facade.

The design incorporates flat rooflines, balconies that add depth and texture to the exterior, large windows that connect indoor and outdoor spaces, and recessed sections that add dimension. This architectural approach combines modern design principles with practical features to meet the needs of the residents.

The Helmsman offers studios and one, two, three, and four-bedroom apartments, each with private bathrooms. Every unit features contemporary finishes, and select units also have balconies. Within close proximity to the University of Michigan football stadium and downtown Ann Arbor, this development provides residential, commercial, and office spaces.

Lot 1 consists of three residential developments totaling 442,730 sf, providing a variety of housing options for students and local residents.

After evaluating the needs of the surrounding community, ultimately creating a conveniently walk-able campus, the preliminary master plan for this site enhances the Ann Arbor experience.

A new condominium development unlike any other, Icehouse offers residents a truly eclectic living experience. Built in the 1920’s, the structure first served as an ice production facility, before being used as a warehouse and then a printing facility.

Boasting design elements which can only be described as “industrial chic,” this residential development transforms utilitarian mechanisms from 20th century ice manufacturing into hip design features.

Standing less than 400 feet away from public transportation, the commuter-friendly, two-story building houses units that feature distinctive layouts in one-, two-, or three-bedroom options. Leading a Planned Development approach with the local municipality in order to acquire necessary zoning approvals, our team crafted an innovative design for a new multi-family residential development. The development’s prominent location, surrounded by a retail district, Northwestern University, and public transportation, made the site ideal for transit-oriented apartments.

The building features condo-level finishes and an underground parking garage. It's designed with a modern feel that embraces clean lines articulated with punched volumes. The exterior showcases classic, timeless patterns of mixed materials such as brick masonry and metal paneling that are in keeping with the scale and character of the neighborhood.

Achieving LEED® Gold status, sustainable elements integral to the design include an extensive green roof, common areas powered by solar energy, low-flow fixtures, low-voc paint, and the use of recycled materials.

24 townhomes housed in a grouping of four structures, and 56 condominium units in two separate buildings form a new campus-style community with an internal street network. Adaptive re-use of the existing foundry buildings on site complemented the project.

The project involves the development of an upscale residential community consisting of small hamlets accentuated with shingle-style architecture and landscape features that utilize ornamental trees, deciduous shrubs, brick, and limestone. The community’s 19 single-family homes provide a master suite on the ground level and range from 3,000-3,800 sf each including garage areas. The development involves four floor plan options. On the exterior, the homes showcase different treatment combinations each derived from a master palette of complementary materials.

This project provides housing alternatives that are reflective of current trends in the upscale housing market. These trends are focused on smaller homes within maintenance-free communities that offer first-floor master suites. As a result, the design for this development demonstrates efficient use of space by taking advantage of flexible floor plans and hyper-customized design. Because there is less ground to cover, these homes offer residents better design and higher quality materials.
